Foreign property Income

Foreign property Income

Foreign property Income

What is this?
Foreign property income refers to rental earnings generated from property located outside your country of residence. For UK tax residents, this encompasses rental receipts from residential homes, holiday lets, or commercial properties worldwide (such as in Spain, France, or Dubai). HMRC considers all overseas rentals collectively as an "overseas property business," which must be accounted for separately from any UK-based property activities.

Notes
Note: The client must have registered that they have Foreign property Income with HMRC before you can record any within the software.

How do I do this?

New Clients
  1. In the client’s account (under impersonation), select Profile & Settings.
  2. Select Connected Accounts or Data Connections.
  3. Select 3rd Party accounts (2nd tab along).
  4. Select the little dropdown arrow in the Agent Services Account tile.
  5. Select re-check MTD status.

Now the quarter has been opened:
  1. Navigate to the Agent Dashboard[cite: 2].
  2. Select the 3 dots[cite: 2].
  3. View[cite: 2].
  4. Dropdown the year and change to 2026/27[cite: 2].
  5. Dropdown the arrow by Landlord (Overseas property) business[cite: 2].

Existing Clients
  1. Navigate to the Agent Dashboard.
  2. Select the 3 dots.
  3. View.
  4. Dropdown the year and change to 2026/27.
  5. Dropdown the arrow by Landlord (Overseas property) business.
  6. Toggle Submitted outside APARI Yes to No.

Create Overseas properties

  1. Go into the client’s account (impersonate) and navigate to the Tax Submission screen, where you should see a new tile for Landlord (Overseas property) business.
  2. Open the tile, and select View. From here, you will be able to add the clients overseas Properties. This step must be completed within the software, this cannot be completed within the HMRC account.
  3. Click Save.
  4. Once saved, click Sync HMRC Property list. This will then update HMRC with each individual property.

Once the properties are synced, you can select View again and there you will find the template you can download, enter the quarter data into the template and upload.

Import Income & Expenses

  1. Click View on the relevant property tile, in Income & Expenses Overview click the Import Data button, navigate to where you have saved the Cumulative Income and Expenses template. The Income and expenses will automatically fulfil as they are Imported.
  2. Use the back arrow to return to the MTD Submission overview page and complete this step for each Foreign property.

Quarterly Submission

After importing all Income and Expenses, go to Period Dates to manually update the Period end date before submitting[cite: 6]. This date must fall between the current quarter's first and final submission dates (e.g., between 06/07 and 06/08 for Q1).

The process for submitting the quarterly update remains the same as it currently is for UK property/Self-employment.
